PROJECT APPROACH
SCOPE OF WORK (Typical)
Basic Services shall be provided according to the following Project phases:
1. Preliminary Design Phase:
This phase will allow us to participate in meetings with the Architect and the Owner to discuss options available for the building services and systems. The discussions will lead into a direction to proceed regarding the proposed HVAC systems, plumbing systems, power and lighting systems and fire detection and alarm system, among others.
We shall prepare and submit a “basis of design” based on the outcome of the pre-design investigation which shall establish the parameters for the mechanical, electrical, plumbing, and fire detection & alarm systems. We shall utilize this information to proceed into the development of preliminary plans identifying HVAC equipment locations with capacities, ductwork distribution routing, electrical distribution equipment and devices, lighting fixture types and locations, and plumbing system rough-in routings. We shall also provide a first draft of technical specifications. We shall coordinate these activities with the Architect and participate in a schematic review meeting with the Owner.
2. Construction Documents Phase:
The Construction Documents Phase shall allow us to transition the approved preliminary plans and first draft technical specifications into Final Contract Documents for bidding. Comments received from the Architect and the Owner during the schematic review meeting shall be incorporated.
3. Bidding Phase:
We shall participate with Schopfer Architects and the Owner in a pre-bid conference. We shall provide documentation of any addenda required for clarification of Contract Documents or specifications issued for the bid.
4. Construction Phase:
We shall conduct a review of all mechanical, electrical, and plumbing system shop drawings and submittals. We shall attend construction progress & coordination meetings as required (not to exceed two per month). We shall participate with Schopfer Architects in two (2) punch-list site visits. We shall assist in the preparation of a punch list resulting from the site visits.
TECHNICAL APPROACH (EXAMPLE FROM PREVIOUS PROPOSAL)
As the Mechanical Engineering Consultant for this Project, we shall utilize a licensed professional engineer with considerable experience in similar HVAC projects to assess the current condition of the existing roof-mounted air handling equipment located on the bus storage maintenance building at the Regional Transit Service (RTS) Operations Center, located at 1372 East Main Street in Rochester, New York. We shall conduct a detailed investigation into the current condition of the roof mounted exhaust fans and ductwork. Particular attention shall focus on the vibration resulting from the roof-mounted exhaust fans.
The Design Development Phase shall provide for the replacement of vibration isolation devices and installation of flexible ductwork connections with support of the ductwork for twenty (20) of the existing exhaust fans. Additionally, we shall provide for the replacement of one (1) exhaust fan and ductwork which shall incorporate the same vibration isolation devices and flexible ductwork connections with support of the ductwork. We shall develop a roof plan identifying the locations of the roof-mounted exhaust fans with their respective main duct routing. Details shall be prepared to identify the installation of the vibration isolation devices and flexible ductwork connections to clearly demonstrate installation procedures. Also, we shall prepare a schedule identifying the exhaust fan capacities and additional pertinent information. A first draft of the Technical specification will be developed. Recommendations shall be made regarding the replacement of any additional roof mounted fans subjected to excessive isolations.
Finally in the Design Development Phase we shall provide a preliminary Engineer's estimate of probable construction costs and participate in a schematic review meeting.
The Construction Documents Phase shall allow us to transition the preliminary Contract Drawings and Technical Specifications into Final Contract Documents for bidding. Comments received from RGRTA during the schematic review meeting shall be incorporated. The Engineer's estimate of probable construction cost shall be finalized.
During the Bidding Phase we shall participate in a pre-bid conference. We shall provide documentation of any addenda required for clarification of the Contract Documents issued for bid. Also, we shall assist in the evaluation of bids and any negotiations preparatory to the award of a Contract.
During the Construction Phase we shall conduct a review of all HVAC shop drawings. Additionally, we shall participate in all job meetings. Finally, we shall assist in the preparation of a Punch-List at substantial completion of construction.
